Most home buyers know that the 'listing agent' is the agent who works directly for the Seller of a home or property of any type. The listing agents are the ones you see in the magazines advertising a home, or on TV, or at an Open House ... or on the MLS. Many buyers, it seems, do not understand the many DISADVANTAGES to not hiring their own agent for representation. Rather, these buyers insist on dealing directly with the listing agent when purchasing their home. This is perhaps the biggest mistake any Buyer could make.
A few FACTS to consider before you potentially make this major mistake...
1. The listing agent (the one hired by the seller) works for the SELLER. This agents job is to net the highest possible sale price for their Seller client. They often have an established relationship or are even friends with the seller. They might even be related to the seller. Above all, their job always is to have the sellers best interests at heart - NOT YOURS!
Do you really want this person giving you advice and writing up your offer? Wouldn't you prefer to have someone negotiating a better price and better terms on YOUR behalf? A buyers agent will help uncover all the pertinent facts of a home; research the sales in the neighbourhood and perhaps even steer you away from a problematic property (I do it all the time!). Would the Sellers agent try to steer you away?
2. Hiring your own buyer's Real Estate agent to assist you in your search and purchase, under all typical circumstances, does not cost you anything. However, the services and advantages we offer you are MANY ... perhaps too many to even list here.
3. Many Listing agents (the ones hired by the seller of a home) will gladly assist you to purchase the property they have listed. Why? Well ... simply ... they do not have to share the listing commission with another Real estate agent if you purchase your home through them.

Help You Get Pre-Qualified
This step will show you how much you can afford. This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with.
Home Shopping I will use every available method to locate a property that matches your search parameters. This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties. I will disclose all known facts about the property that are likely to affect your decision. When I find the home that meets your criteria, I will assist you in writing an offer and act as a liason between you and the seller. |
